Hey All,


I was wondering if Oakland is as up and coming as people claim it to be? While, I do know that younger people are moving out of S.F. because of the cost of living. I've been reading articles that Oakland is a place where young professionals are considering to move to, because of it's lower cost of living and the want/need to stay in the bay area. Which from what I have gathered is changing the demographics of Oakland to a more gentrified populace, I was just wondering if this is true? and Will Oakland be that next place that will boom?

"next place?" You are 5 years too late. Oakland is already booming and real estate prices are up 100% from the low in late 2011.

With more development in Oakland - look for it to become a megacity. Oakland is definitely on its way being California's third city - surpassing San Diego. If that happens, The Bay will become the second most important metro area - surpassing LA and Chicago.

Exactly. OP you really missed the boat. It is pretty expensive now in the formerly high-potential areas. There aren't really any cheap spots left that'll see big changes in the next 25 years. Development in the pipeline, while cheaper than SF, isn't inexpensive.

After years of false starts and stalls... things really have been full speed ahead the last 5 years.

Demographics have changed a lot...

At one time I managed mostly Section 8 rentals and now almost none... note that not a single Section 8 family was asked to leave but leave they did when Vouchers became portable... mostly to areas with newer housing... like Antioch, Vallejo, Hayward etc...

The city is a changing and quite a few residents are those that have left SF and actually prefer the East Bay...

When you look at the pros and cons... Oakland really does have a lot on the pro side...

Location, Climate, Transportation, Natural Beauty, Tolerance, Employment, Rich History... etc.

On the surface, outsiders might not realize how much Oakland is changing because you don't see new high rises going up. But if you look closer you'll see the re-purposing of buildings that sat empty or under utilized. Drive up Broadway beyond Uptown and you'll see quite a lot of new construction, but on a low-rise scale.

Totally agree on this. And, add the central location for the entire Bay Area- unlike San Jose in the south, SF and Peninsula to the west, and the north bay. It's nice not having to make that final bridge crossing to SF.

It's nice to see Oakland's rebirth taking place. Here in Alameda, it's also really improving, too. Home values and rentals have really shot up. There are more upscale businesses, and the housing stock continues to see upgrades and improvements. With it's smaller, neighborhood feel, tree lined streets of victorians, and improving downtowns, it's well situated to offer a nice contrast to it's neighbors SF and Oakland, and yet offers great proximity.

It's downtown is way behind San Jose's downtown like 25 years behind. Other than that, it's lookin' sharp with Lake Merit, Rockridge and several other neighborhoods. It has the best weather in the world!
