It's along the ocean and appears beautiful.

Yet the homes are much less expensive for an ocean side residence.

Just curious....

I would assume it is because the access is not easy.

It's extremely isolated and therefore has no jobs, plus the cool, foggy climate isn't exactly desirable to drive that far for. I've spent a lot of time along the coast up there when I was younger and have never heard of that place before.

It's very beautiful, but is isolated and not very near any larger city for access to jobs or amenities. As well, it's pretty difficult to get to (like most of the Lost Coast), which makes demand lower.

There are a lot of reasonably-priced places along the Pacific coast that are gorgeous (in CA and other states), and why they're cheap is usually a combination of the above factors.

In addition to the aforementioned reasons, many of the available lots and acreage in the Shelter Cove area are difficult to develop due to the topography and/or the lack of utilities (water, sewer, electricity).

Dying logging and fishing towns far from convenience means lower RE prices.

If you're looking for someplace with affordable land on the coast to retire to, it could work. Or if you're able to work remotely--ditto. Have you looked at Fort Bragg? More amenities, not quite so isolated, also coastal.

It's in the middle of nowhere and has no jobs. You could give me a $10 million mansion with the contingency I have to live there 10 months of the year and can't rent or sell it, I'd turn it down.

It'd be great if one was retired, though. Although, even in that case, I could see people wanting more access to amenities.
