I realize all too well that there are a number of different areas that comprise Oakland. But I have to say for myself it's FAR too close to some of the worst degradation of drugs and gangs. I'd prefer to be as far from that as can be. I can't imagine being at a higher income level and wanting to be in even less than driving distance from all that garbage.

As opposed to where though?

If a high income urbanite wants to be near a real downtown, or refurbished warehouses, old factories turned into lofts, live-work coops, and near high concentrations of hipsters, artists, musicians and writers-they probably arent going to find that in Pleasanton or Mountain View, right?

Berkeley could work too but Oakland has such a buzz these days.

Median income or rent data is kind of worthless. If a number is lower than another metro area, it might just mean that there is more of a disparity - some super low income areas, maybe some super high rent districts. I just don't think these numbers mean anything significant in and of themselves.

Every home that is selling around here is going to a "Young" professional couple often priced out of SF.

Several areas where I managed rental homes... Laurel, Diamond, etc... tenants are being replaced by home owners and it along with it investment in upgrades... and it is not so much tenants being asked to leave but more when a single family rental becomes vacant the owners are selling...

Some of my older physician friends are having a hard time understanding their college grad offspring growing up in Orinda, Alamo, Danville and Pleasanton choose to settle in Oakland... a place where many "Escaped" in the 1960's... their words.

I met the 29 year old daughter of one... she works in tech in SF... her mother grew up in Rockridge and the family sold the home when Grandma passed in 1973... they were just happy it sold... she grew up in Orinda and her dream is to buy Grandma's home back but it is out of the question price wise...
