We are looking for seasonal (over 55 community) rentals. The San Francisco area would be perfect, but S. Carolina, Tennessee, Texas or Florida would be good also. We want a warm climate in February. We live in Michigan.

The SF Bay area is not a warm climate in February. It's a whole lot warmer than MI, and it is temperate, but definitely not warm. I'd try the desert areas around Palm Springs if you want warm in February.

DMenscha is right. Daytime temps in the San francisco area are in the 50's - better than MI, but still not all that warm. During the winter, I go down to southern CA and Arizona along the Colorado River for warm weather. Daytime high temps are in the 70's. Check out Bullhead City, AZ and across the river on the Nevada side is the town of Laughlin which has casinos/hotels. Lake Havasu, AZ is also another nice area to visit . Plenty of golf, tennis and water activities on the river.
