  • It's very close to SF city
  • Beautiful topography/views/landscape
  • You'd think it would be treasure real estate given that it's next to the coast, close to SF (less than 20min drive), and yet it's not
  • Many homes and the downtown looked extremely run-down and decaying. The boardwalk was horrifyingly ugly - why has nobody invested in this area!?
  • People looked shabby and slightly hickish
  • Might as well live here as opposed to Marin to save costs...why don't more people do that!?

I would guess the cold/overcast weather. Of course, Bayview and Hunters Point get a lot more sun but are even worse. So who knows lol

Totally agree. If it was a city of nice craftsman homes, or even nice ranch houses, we would buy in a minute, in spite of the fog. It just has been so depressing every time we visited, we just couldn't get ourselves to live there (thought the location is great). Some people seem to love it though. Maybe they can see past all of the run down development to enjoy the ocean and natural beauty.

I always thought Pacifica was a nice little spot removed from the ills of SF. 'One man's trash...' as they say.

People have tried. Thank the California Coastal Commsision.

"The ruling is the latest setback for developers Keith Fromm and Robert Kalmbach, who propose a 43-unit housing development on about 6 acres in Pacifica’s coastal zone. ....
In 2002, Pacifica approved a coastal development permit for the project proposed by Fromm and Kalmbach...

The Commission finally conducted its appeal hearing on May 11, 2006, during which the Commission overturned the coastal development permit because of potential impacts to wetlands, water quality and environmentally sensitive habitat."

Pacifica Developer Loses Yet Again | California Planning & Development Report

"Two years after voters narrowly defeated a plan to build a town center at the former Rockaway Quarry site in Pacifica, developer Donahue Peebles has decided to sell the property....Peebles had proposed a project with a 250 to 400 room hotel, 355 residential units, and town center devoted to boutiques, restaurants, galleries and possibly office space"

Most of Pacifica's housing stock was built in the 50's and 60's when it was still pretty much Deliverance with an ocean breeze. It's starting to gentrify now, but the process is slow.
