We are considering buying a place in Fremont, since it is central and has pretty good schools. We'll be moving from San Jose. I work in Sunnyvale and have a 2 yr old. Our budget is about 500K (townhouse or condo will do) with which ofcourse we cannot afford the Mission San Jose areas. However there seem to be multiple options all over Fremont on the market right now in that range - Given the options we'd like to know which are the safe (low crime) areas with good schools in Fremont - prefer family oriented communities. We moved from SoCal fairly recently, so do not know Bay area that well.
Appreciate the help.

I take it you'll want something with 3 bedrooms at least. You could comfortably afford Niles, possibly Ardenwood which would be a much easier commute.

2 Bedrooms 2 Baths min..

Which areas have good schools and parks etc - family oriented? There doesn't seem to be a whole lot in Ardenwood in that price range..

They both meet that requirement.. there are parks and lakes dotted all over Fremont. And no, there isn't much of a selection in these areas, but then again, you only need one home.

I lived in fremont most of my life and I'll go ahead and give you my two cents. Fremont is awesome for your price range and a nice place I'd say look in Niles, like somone already suggested. Or an area called Centerville it is bordered by Central Blvd to the North, Mowry to the south(or even Stevenson), the 880 freeway on the West and Roughly Fremont Blvd to the East. In the Glenmoor school district there are tons of nice houses and even some good condos there too. The glenmoor and Maloney schools are also nice. Again just my two cents. Also some other people may discourage you from the Irvington neighborhoods. While they are not the most desirable, they are not bad. Your kids will be safe, you will be safe, it's just a little bit more low income then some other areas. And also it borders Mission San Jose in some areas. Just a thought you may want to check in to as home and condo are more plentiful there and more affordable. Let me know if there is anything you'd like to know about Fremont like I said I lived there for a good majority of my life until I joined the Air Force.

Irvington school district has been really improving since last few years. Check it out. Lot of highly paid asian engineers moving there.
