All 3 of the communities you mentioned are popular planned community developments.

Lakewood Ranch is obviously the largestest of the 3, with a larger range in prices (from inexpensive town homes to multi-million dollar mansions) and has it's own shopping center, hospital and business parks. One of the regular posters here is a real estate agent that lives in Lakewood Ranch that can fill in any questions you may have if you can't find what you're looking for at the official Lakewood Ranch web site at Lakewood Ranch - real estate in a master-planned community near Sarasota and Bradenton, Florida You'll find it's a very extensive, informative web site regarding the community, the individual neighborhoods, maps, etc. Lakewood Ranch also has a visitors center at the University Pkwy entrance. Most homes (but not all) in Lakewood Ranch are in a Community Development District (CDD) which assesses a CDD tax on the annual property tax bills.

Palmer Ranch in south Sarasota is next door to a shopping mall and close driving distance to the south end of Siesta Key & it's fabulous beaches. It has a wide range of prices from around $60,000 for a condo in one of the 3 apartments converted to condo communities of Vintage Grand, Bella Villino or Serenade to large estate homes. Village Walk is a popular, newer townhome community in Palmer Ranch. Most of the neighborhoods are gated, some are not. You'll find the properties will have HOA fees and a master Palmer Ranch HOA fee. Costs per year will vary from neighborhood to neighborhood.

Greyhawk Landing on SR64 is a beautiful gated, upscale community but is about 9 miles from Sarasota, so is less centrally located. It also is a CDD (Community Development District) which assesses additional taxes on your property tax bill to fund certain expenses. You can read about the CDD's at

If you're considering Greyhawk Landing you might also want to check out Heritage Harbour, which is just off I75 at the same SR64 exit.

Since you're currently located in North Port, I suggest you spend a day visiting each of these planned developments (3 Saturdays perhaps?) and tour the various communities to get a feel for what appeals to you personally in the way of neighborhoods.

Once you've narrowed down your search to a short list of favorite neighborhoods in the 3 communities, then you can ask for and get much more detailed information, both positive & negative, from various posters here (including myself) on those particular neighborhoods.

That's good advice to spend time touring the communities and the neighborhoods. I'd like to expand on that and suggest (if possible) you throw a couple of bikes on a car rack, park at the clubhouse or community center in the developments that interest you and bike around to get a closer look. Since moving to HH, I leisurely bike daily around my neighborhood, Waterlefe, and Greyhawk Landing. Bike riding gives you a more intimate knowledge of an area than driving in a car. I'm assuming it refers to Heritage Harbour. It's a large Lennar golf course community located at the NE quadrant of I75 and SR64.

Sorry! I'm new at this posting thing! we are looking for a 4/3/3 with a den and a bonus room in a community that is family and kid friendly. Thanks! A pool is a plus! Under $300k.... I know it's a lot to ask for that budget....

We looked at GH and we liked the location of the phase I homes. I'm just not sure if the location is ok... I really need to check out the area.... I'm just not sure how close it is to everything else. And, if we'll get our money back or if we are better in LWR.....
