The neighborhoods where I have been looking at buying have a minimum monthly rental. That in itself isn't a problem for me but does that extend to family and friends who might stay for a week but not pay rent? I don't plan on being here during the summer but I would want to be able to offer it, rent free, to a niece or nephew who could only use it then when their kids are out of school.

You have to check the HOA documents. They are all different.

You have to follow the rules and regulations for rental restrictions that are indicated by the homeowner association. Some have 3 month min rentals, some have 6 month min. Some have restrictions where other people cannot stay there unless you are there and they are visiting you. Some have to approve anyone else that stays in your place. So, you would have to read the rules for each community that you are interested in or you can call the homeowner association office directly.

Ok, thanks. I know it's monthly rental where I am considering. Now I know it may be more involved and will need to check further.

I think most places would have a Friends and Family clause for 6 or 8 people, mothers, sons, daughters etc, that are not considered renters. There would have to be a list of excluded names I'm sure.

There are good reasons for those restrictions. If you ever had to live next-door to weekly rentals, you'd be first in line to make changes to the rules. I know!

I work on SK for a condominium association that rents 38 units weekly. Exactly right on; you have no idea what it's like to live in a complex year round as an owner & watch tourists destroy the surroundings weekly. The long term renters, on the other hand, have taken my manager around the property for hours at a time to discuss how they think the property should be kept up; these are the folks who have been here every year since the complex was built in the mid 70's. Go figure!

It seems like rentals are hard to avoid, they're everywhere. We just got back from AMI and rentals have almost ruined it for people who want to live there. Every other house is a rental, we dont want to live in the middle of that. I'm sure Siesta is similar, and people party pretty hard there. Its difficult to be near a beach and live in a regular community. Condos are not much different - weekly rental, monthly rental whats the difference. Hard to make friends and feel like your part of a community AND be anywhere near the gulf.
