I am looking for a safe community in Bradenton 34210 or 34209 zip area, am finding fees to be really high in communities I like so far. vizcaya, and palm court,
what about wild oat bay vista?
welcome any suggestions.. trying to find info on internet is difficult.

When we moved down here in April we rented for a while in Vista at palm sola while our house was being built in Parrish. Across the street there was a nice community I don't recall the name, just north of Cortez on 75th st. Take a look there too....looked very safe and well kept

If you stay west, and north of Cortez, you'll find some nice newer homes as mentioned. You should also look in the Bradenton River District. Fantastic area of older homes in all price ranges without the fees of a new home community.

I think you are asking about Vista at Wild Oak Bay in Bradenton? I know it's located on the bay so has great views, the community has lots of landscaping that gives it a tropical feel. It was built in the very early 80's. Units don't come on the market for sale too often, they do have people offering seasonal rentals in the community.


If you are considering something like a Wild Oak Bay, have you looked into Perico Bay Club? It's on Manatee Ave just before the bridge to Anna Maria Island. There are multiple "neighborhoods" within the complex, each has it's own community pool plus there's a clubhouse, tennis, walking trails, etc.

Wildwood Springs is not on the bay but does have extensive grounds, 7 pools, on site management, variety in the size of units.

When comparing monthly fees, not all communities are alike. Some include water/sewer and basic cable TV. The degree of amenities the community offers is another factor. Another important factor is whether the association replaces roofs or the unit owners (if you are looking to buy vs rent, you didn't really make it clear which you were looking for). Some communities have on site managers, others are more or less self managed or have an off site management company.

FYI the name of that community is "Palma Sola Trace."

"fees to be really high" is not especially helpful...We bought a mobile home in Seabreeze immediately east of Palma Sola Trace...Our lot rent here is around $400...After we sell our "Up North" home we will be buying a condo or SFH in the area...Can anyone give actual $ amounts for condo fees in this area...

Plan on condo fees averaging $350-$400 per month. Most of the time this will include basic cable and water.

Thank you all, I have decided on a condo rather then single family house. and am looking only in 34209 & 34210. and looking to buy.
Fees are certainly a issue. they are very confusing as they are all different and cover different things.

anyone know anything about Pinebrook? nice? is it safe? do they have activities?

looked at vizcaya but your required to have carpet upstairs so am thinking a downstairs unit would have noise - so the rule.

I like wild oak bay but can not do stairs so limited there. and need to stay under 200,000.

Plan on average condo fees being around $350 per month. In case you're wondering, that equates to the same payment you'd make on an extra $50,000 worth of mortgage.....

try to open this conversation up again. still waiting to sell, but still trying to learn about communities. interested in life at places like pinebrook. vizcaya and also whether they are financial sound
