I am looking for a 55+ community in Sarasota County where the HOA fees are not so high. Mobile home community or condo. Any suggestions?

You have a trade-off in the Over-55 MHParks. If you pay less than $20K, you will be buying a unit where you don't own the lot, but are renting it. So your fees effectively cover the lot rent and facilities use, in the $600-700 range. And you are in risk of escalating lot rent fees and having the park sold out from under you.

However, if you buy a home where you own the lot, you pay a HOA dues, usually $100-150. You will pay $40K-$100K for the unit,but you own real estate vs a home on a rented lot.

As to condos, the HOA dues vary depending on size of the project, amenities, etc. The HOA dues will normally increase as taxes, common utilities, insurance increase, along with special assessments as needed for repairs.

My Florida homes has a link to the offered condos in MLS. If you google manufactured homes for sale in Florida, there is a massive list of homes as well as links to the projects. You will find some mfg homes in MLS as well.

There aren't that many mobile home parks in Sarasota Co. The few that are here are lot lease usually very old single wide, except for Camelot. Lot rents in the $600 a month range. Units at less that $25,000 There are more parks in Venice than Sarasota proper.
Charlotte Co. [Port Charlotte and Punta Gorda] has many parks and because of Hurricane Charlie, most units are post 2004 double wide and equal between lot lease and co-op with a share value in the $20,000 range. Units from $60,000 to $200,000 [waterfront-canal in Windmill Village P.G.]

We love our park in englewood, Indigo Iles. Our hoa is just $55 a month. Very well kept up, and very friendly neighbors.

Country Club Estates $217 mo
DeSoto Place Park $135 mo

Gulfshore of Longboat Key $182 mo
Harbor Cove $100 mo plus $300 annual
harbor Isles $123 mo
Holiday Park $101 mo
Kings Gate Nokomis $192 mo
La Casa MHP $116 mo
Lazy River MHP $139 mo
Oak Grove $130 mo
Quails Run $280 mo
Sandalwood Park $403 quarterly
Venetian Estates $130 mo
Venice Bay $350 quarterly
Venice Isles $390 quarterly

There is an awesomely cool looking mobile home park on Longboat Key. It has the gulf on one side and the inter coastal on the other. It has a deep water dock area that I have read is either first-come, first-serve or is $20-50 per month. HOAs are about 200 per month. Homes for sale there from about $75,000-150,000. It is not 55+ but I would be shocked if there are more than 2 children there. Longboat Key has an extremely old demographic and it is too far to the closest elementary school. This is not the place for the hurricane phobic (like me) but wow does it look awesome for money.
