Three Quick Questions About Rivendell in Osprey:

In the Cottages Section – the lots are smaller –are they zero-lot-line lots?

Is buyerapproval required by the HOA – do buyers have to apply and be approved to buy intothe community?

In a Flood zone? - Is Flood Insurance required?

The lots generally run around 6000 - 6100 sq ft, so on the smaller side. There are a few lots in the 10,000 to 11,000 range.

Buyer approval is not required to my knowledge, I have pulled up the deed restrictions for buyers in the past.

That section of Rivendell is not in a designated flood zone. You can check the 2016 flood maps for an address by going to:

Hi - thanks. Yes, we have a realtor, but before spending our money on something as huge a purchase as a house, we are gathering info. from as many sources as possible, including from sources who perhaps may have more localized info., and who may possibly be more objective because they are not communicating with $$$ in mind. In our past experience, we have worked with some great realtors and some not-so-great ones who were fonts of misinformation. Caveat emptor. Check, double-check, rinse, repeat.

Realtor we used to buy in Nokomis normally worked on Siesta Key but he works for RE office owned by family of our daughter's friend so she helped put him in touch with us...
He doesn't frequent this board but he was knowledgeable about the area. Once the house next to,our daughter came in market, it was more does it fit what we want than what house out of 30 do we buy...
But we found electrician we really like/trust though the realtor so that great!

Yes to all your questions.

Be careful in Rivendell. In a previous post I astutely mentioned that most of those homes are getting dated, meaning you may be looking at a roof or HVAC replacement if one hasn't already been done. If you are financing you can't get a mortgage if your insurance provider says your roof is too old.
