Good evening,

Looking at houses in Palmer Ranch area, it appears Sandhill Preserve, Turtle Rock, and Village Walk all have above average HOA’s. Would any resident of these communities be able to help me determine what is included in this charge? Obviously, each are gated, but other developments with lower HOA’s nearby include ADT security, cable package etc. which are monthly costs which can add up and help explain an increased HOA amount. Thanks in advance!

Amenities have a lot to do with the HOA fees -- the more the amenities, the higher the upkeep, the higher the HOA fees. You'll also see higher HOA fees if lawn maintenance is included with the HOA responsibilities. Then there's the gated aspect. Many communities that are gated also have private roads -- so the HOA fees include the repair and maintenance of the roadways within the community.

Sandhill Preserve is gated, private roads, lawn maintenance included, clubhouse with lots of amenities and a full time activities director on site.

Village Walk is gated, private roads, lawn maintenance included, clubhouse with lots of amenities and a full time activities director on site. Village Walk has more in the way of amenities than either of the other 2 you asked about.

Turtle Rock is gated, private roads, has amenities. One thing about Turtle Rock -- many of the homes were built in the 1990's. Homes built in Palmer Ranch in the 1990's have more of a tendency to have pin hole water leaks in the pipes. Something unique in the water corrodes the metal pipes. So when looking there I would be sure to ask if the home has been replumbed or not. If not, have they experienced pin hole leaks that have been repaired.

New price increases in streaming services, still have to pay for internet service and alot of old timers are not that tech savvy .

Builders made long term deals with cable companies to run the infrastructure in the neighborhood. It's a sweetheart deal. Builder gets utilities run for free but forces community into 10 year deal to pay for cable. Some of the deals are even longer since the 10 year clock only starts ticking after the last house is sold. I know because our HOA is stuck with one of those deals.

As a resident of Sandhill Preserve, below are some included HOA benefits. Lawn maintenance, landscaping of all common areas and home sites which includes trimming of shrubs/trees, lake maintenance, yearly mulch application. 2 maintained clay Tennis courts, heated community pool, fitness center, fire pit area with gas grills, community club room, kitchen and outdoor bar area at amenity center. Sandhill Preserve is gated with guard, not virtual meaning staffed by guard at entry. There is also on-site HOA manager and activities director. Cable TV/internet service is available but not included. Hope this helps.

Pay attention to high HOAs. I'm also home shopping and have noticed that many homes that have been on the market 4+ months have HOA costs $400+ per month.

Many of the HOA's are locked into to cable contracts; once they're up, you probably won't see this one anymore.
