We are purchasing a "as is" home in North Port. Home is on well and has a water softner. Home may have been vacant for some time (built 2006)
My question is with the hot water. We get hot water everywhere except guest Tub/shower. Even if you turn faucet all the way to hot only cold water comes out. Any answers or solutions would be appreciated.

I see this all the time in home inspections. It's almost always in the shower and not in a sink. It is caused by the home sitting with no use for a while. It's a valve that is right behind the handle control, it freezes up from lack of use. Once you take the plate off the valve is right behind the plate. I was told that if it is a Moen's faucet that they will supply this part free of charge (not sure if that's true). The part is around $60 if you buy it. Apparently it happens often with the Moen faucets/handles. Moen's phone is 1-800-289-6636.

My guess is that the biggest expense would be to get a plumber out to put the part in. Unless of course you can do it yourself.

I had the same problem even with county water in a hardly ever used second bath. Before you call a plumber, give the valve handle a good hit with the palm of your hand. It worked for me. If that works and after that, turn the water on once a week on hot only for a few minutes.

just be careful you don't jar it so much that there is break and you get water explosiion behind the cover/wall...

Thank you all for answering my post on the hot water problem. We haven't moved in yet so I haven't had a chance to test out the tips yet. It'll be on the top of my honey-do list .

If it is a moentrol valve, the piston in the cardridge is probably froze. Email me and I will walk you though the process of fixing it. It is fairly simple.

BTW, all faucet companies give lifetime warranties on all their faucets and valves. The homeowner has to call for the parts needed and if you can repair it yourself you will save $$$.

we had a simialr problem when we bought our home as is. the hot water valve was turned down too low and so not enough hot was hitting the valve. It took a decent plumber about 15 minutes to resolve

We had the same problem. Bath in the master didn't have hot water. I love my bath...so I demanded that my Dh be kind and fix it. I ordered him to home depot and told him not to come back without a way to fix it.



Just kidding! He wanted to fix it and luckily, he doesn't mind trying new things. The guy at home depot helped him, he told him what was needed and how to do it. Came home with $30 worth of stuff and within 5 minutes...I had nice hot water! He then went through the house and removed and cleaned each faucet thing...The water is much better (not as metally smelling). The inside of the faucets, were gross and just plain yucky! I was so glad we had no hot water, or we would have been using the water out of the other faucets, with this crud-like substance in them! Makes me shiver to think about it!
