Hi

I live in the FT. Laud now and we are looking to relocate to a quieter area with golf. One of the places we looked at is River Strand.

Heritage Harbour's River Strand Does anybody know anything about it???

Any info would be helpful.

What did you want to know about it? It's in Bradenton. Has a $1000 resale capital contribution charged to all buyers by HOA at closing. The CDD fee is around $1500 per year. It's a gated country club community, has tennis courts with a pro shop, a state-of-the-art fitness center, playground, community resort style heated pools, fine dining, billiards and cards rooms, 27 holes of golf.

i know most of that info. looking for more info about the surrounding area?? do you know anybody that lives there now and if so are they happy?

I don't personally know anyone that lives in there right now. Maybe someone on city-Data lives there or knows of someone that lives in there and can comment.

I do and they, along with just a few of their neighbors, are not happy at all with the discovery of toxic Chinese drywall being found in their homes. It sounds like their builder is going to move them out and replace it all. They should be as good as new soon. If you find a property for sale that you like, anywhere in Florida built after 2002 for that matter, I would make sure to hire an inspector that was recently trained on how to identify it. Blackened copper is a tip off.

The Chinese are like stealthy ninjas with all their toxic waste being sent here disguised as safe consumer goods. Our government is pathetic for looking the other way and putting up with these toxic imports from China.

Interesting...I haven't heard of this happening in this community but it's been all over the news about Lakewood Ranch. Apparently many people have been sickened by this in LWR.

Originally it was being posted that Lennar was having problems with it. I can tell you that the problem is far wider than Lannar homes projects. The crap was readily available, and was cheap. In the early 2000s until last year drywall was very hard to get, and prices were rising all the time, and they wouldn't hold the price for the length of the projects. We as a builder were pressured to consider it. We wouldn't because of a number of reasons, including the fact that it wasn't U.L. approved, which is required if you are constructing buildings that require U.L. Rated assemblises (fire rated assemblies) U.L. is the standard. Since we couldn't get documentation as to its compliance we wouldn't use it - period. So not only are homes having these problems, other buildings are not properly protected. That is a life safety issue, and more dangerous than the financial damage of replacing copper pipes, and hvac equipment, and also makes the fact that health issues are a potential risk even more of a concern.

I live in Heritage Harbour in the Stoneybrook Section and love it. Most of the drywall incidents took place during a short window around end of 2005 and into 2006. If the house was built before or after that period there is litte risk that you have this issue. Most of the builders are taking on the burden of replacing this as it is found so again of little risk to the home owner otehr than the inconveneince of being relocated while they replace it all.

I lived in Heritage Harbour for 3 years. In that time I had a real problem with my eyes, redness, swelling and itching to a point I couldn't see. I was at the hospital so many times and they told me it was a allergy so I went to specialist and all they told me that it might be from the grass. Now I wasn't rolling around in the grass so I had no idea what top think. When all this came out ( Chinese Drywall ) I was wondering maybe this was where all of problems I was having was coming from. If you could tell me what to do I would appreciate it.
