Currently paying for 2 apartment units: one for us, and one for the MIL.

Would I be able to rent 1 unit, but with some sort of separation space for the in-law, if my budget is 5k per month? We can still share common living areas, but I’m more looking her own kitchenette

Any ideas where and how the budget is?

I would think that would afford you two spaces, but it might take some effort. In my neighborhood we have only a few homes that have a MIL suite in the backyard, but generally only the MIL suite is rented out and the home is owner-occupied. I might also suggest a duplex if you can find one. This is affected by what which area you are looking for. Money goes a lot further in some cities and communities.

They have townhomes with semi-detached MIL suite over the garage (they share a wall). Separate entrances. MIL would have to climb stairs. I'm not sure of cost but I wouldn't be surprised if it were still under $5k (but it would be close). Excellent schools and across the street from a playground. They do not turnover very often. I know a couple residents that have been there for more than 10 years.

Is she really that "bad"? For that money, you could get a 4- or 5-bedroom house, with room, to spare, for everyone.

There are homes with a MIL unit in the basement, but whether any of them happen to be available for rent when you need one is a matter of chance. And it depends on what kind of home you want, as to whether your needs and preferences, and your MIL's, would be met within your budget. I would think you should be able to find something, but you'd have to check property management company listings, as well as the usual online rental websites.

That's the problem. Very few, and most will be already rented, or in many cases converted back to just add more space to the house as one of our relatives did in Ballard. You might also find a house for rent in Redmond/Sammamis/Issaquah with dual masters in the $4k-5k range.
