Remember the tenant has most of the rights in WA State. Ask the landlord to prove damages. If they can't, or won't, then they have no case. If in rare situations they choose to sue, then you simply threaten to sue as well. Tenants will win in most of these cases, unless they tried to build a meth lab. WA law favors tenants. But it is up to you to stand up, or else they will fly in like vultures.

You sound pretty reasonable...taking responsibility for damage you know you did.

I was going to say that too- I'm not sure why- but very impressive. With only 375 sq feet- how could you not have done some damage is more the question.

I just vacated an apartment in Vancouver, WA. I lived in this apartment for 15 months and left my apartment clean. I didn't shampoo the carpet as I was under the impression that apartment owners are required to clean the carpets in an apartment that has been occupied over 12 months, at the owners expense. I had a refundable security deposit of $300 and just received a check for $170, they deducted $130 for the cleaning of the carpet. Is this appropriate????
