I'm looking to buy land to build a home on in the area. What towns around the lakes within 10-15 miles are nice. I want small town country folks with fairly even race ratio. I'm looking at St Stephen and holly Hill presently can anyone give me any details. I have a middle schooler and a high schooler.

Holly Hill is a nice town, about 50% white, 50% black. You will need to buy land outside the town limits to get acreage... not a bad idea since you don't pay town taxes but have access to water and fire protection. There is an academy in Holly Hill. The public school system is fair at best. Town folks are very friendly and will be very helpful to newcomers.... although you will be considered an outside for several years. Elloree is a small town west of I-95 and is making a great effort to improve its attractiveness. Santee is right on I-95 and lake Marion. Santee is really a crossroads on the interstate with the typical fast food, restaurants, motels and gas stations you normally see in such a spot. All three towns feed into the same public school system. Now, Moncks Corner is further east and is near Lake Moultrie. It is a different school system and is closer to the ocean, Charleston, Medical facilities, shopping and nice restaurants.
