We're considering South Carolina for a relocation from Rockland County, NY. We're a couple in our mid-30's with two children (5 and 12), one with an IEP for ADHD. We're looking for a 4 bedroom single family home. We have a 25' center console that we would be homing so we're looking for easy access to the water - no more than 20 minutes to a dock where we could keep it in the water. If we're not on the water or within a 5 minute drive of it, we'd like to have some property (1/2 acre or more). Good schools is a top priority for us, as well as being in a town that is very family-friendly with a great community feel (lots of programs, activities, events throughout the year) as my husband and I are both very actively involved as volunteers in our community and would like to continue to that wherever we relocate to. We don't want to be in a city but being close to one would be nice. We'd prefer a suburban-type town with shops, grocery stores, restaurants, bars, even a nice or quaint downtown area would be great but if not within our town itself, We'd want to be within a 10-15 minute drive from a neighboring town with all of those things. Our budget is $600K at the high end and we're looking for a 4-bedroom home. Is there anywhere in SC that might be a good match for us?

Bluffton - Beaufort - Mt. Pleasant - Daniel Island - John’s Island - James Island

These are all basically “low country” areas. Once you get north of Charleston, there’s not a lot of development until Georgetown. But Georgetown has a paper mill and the public schools are not very good. North of Georgetown is mostly beachfront development but there are some newer developments west of Hwy 17 that could be decent. Look west of 17 between Pawley’s Island and Surfside Beach. North of that is Myrtle Beach which is cram packed basically until the NC border.

The more rural you get, the lower the schools are rated.

What do you define as a city? Just north of Mount Pleasant would be my recommendation. Somewhere that you can still get into MtP schools, without paying MtP taxes.

Look in the Charleston area. Many of the boat yards/storage areas are on the rivers (Wando, Ashley, Cooper) that lead to open water. The better schools in the Charleston area are in Mount Pleasant so look close there.

Thank you - I should have mentioned before that we're very open to being even 40 minutes from the actual coast as long as we're on (or right near) a river that has a marina. That would allow us the ability to access the open water where it dumps out.

Only problem with that is 30-40 minutes inland is almost entirely rural and very poor schools.

If you could deal with close access to a lake rather than an ocean you sound like a custom fit for Lexington. Everything on your list is readily available and you could throw in low taxes and crime as a bonus.

I was thinking that too until she said salt water. We are currently renting near Irmo but hoping to buy in Lexington next spring/summer!
