Needing some info on these 2 communities. Are they in good school districts? What's resale like? Are they gated? Any info helps. If you know of other communities in that price range in the area, please let me know.

Smile Pinckney Retreat vs Live Oaks

I think Pinckney Retreat is a nicer neighborhood. It's quite pretty - a historical old house as the office, beautiful old oak trees, ponds, a small pool, good dock (no boat ramp). I think the HOA fees run around $1800, with a min. sq. foot. of 2000. There is only 1 family living there so far (renting?), with about 5 houses for sale. It will be gated & is in the City of Port Royal - a pretty good school district I think. Live Oaks has had some problems (in Beaufort city limits) - only 1 house occupied also, about 6 for sale (lacking kitchen appliances), no pool, but does have a boat ramp/dock. it's behind a car dealership which was supposed to be moving - didn't happen. It could be a nice subdivision down the road, but I think I'd prefer Pinckney Retreat at the point in time.
Good luck
