My family and I will be relocating to Springfield in June. We like the area East of 65 from Battlefield to Division. We are looking for home with at minimum 3000 sq. ft., 4 bedrooms, preferably ranch or with at least 1 bedroom down, basement (preferably finished and walkout or at least with good natural light) and a good sized backyard.

We'd be interested in owner financed, rent to own or lease purchase options.

Any help is appreciated.

Don't see it happening in that area.Might get financed with no less than $80K down.

Know your just asking and I'm just passing what I've seen with what your asking for.

As someone who searched for a very long time to buy an affordable home in that zip code, 65809...good luck. The homeownership rate east of Highway 65 is very high. The property turnover is low. You can find something to lease perhaps, but it is once in a blue moon.

Another family friendly area that is just about as desirable that would have more homes available for lease would be the SW suburban side of town in the 65810 zip code.

Houses north of Grand are less expensive because they're older and smaller. City employees are all over the southern side and had their sewer lines hooked up from the beginning. I'd look around Mission, Churchill and Monroe for realtor signs.

You may be able to find a rent to own property in the neighborhoods of Pearson Meadows Or the Lakes at Wild Horse. They are fairly large, suburban type of developments built within the last 10 years. Both are just south of East Division in the target area you mentioned. Most will be ranch style, and some have walkout basements. They feed into a great school district of Hickory Hills/Glendale High.

If you are open to a more established neighborhood with big trees, and solid 1970's-early 80's housing stock, Ravenwood seems to offer an occasional home for lease. It's in the same general area you requested, but slightly SW. It's near the nature center and Lake Springfield. You have a better chance of finding a larger home for the money in a neighborhood like that, and a better odds of finding a house with a basement. (most houses built after the 1990's will be on a crawlspace foundation, and tend to expand up instead of down...with a "bonus room" above the garage)
