My family has narrowed our search down to the Clearwater, Safety Harbor area. Our budget is up to $700k and we are looking for new construction. I am having a hard time finding any new communities in this area. Does anyone know of any? Thank you for your help.

Click on the link- it is the Multiple listing Service for the area.

When the map comes up- click your mouse on Pinellas County. Then on the left hand side of the page, start filling in the search info - click on advanced search and you can put a year of construction in such as 2010, etc. plus other housing options.

The only 2 new construction communities with houses built in 2010-2011 in the Clearwater/Safety Harbor area in that price range are Sunset Pointe of Clearwater (off Sunset Point Rd between McMullen Booth and US 19) and Renaissance Oaks (off McMullen Booth on the west side, just south of Enterprise). Highest price of any of these is $480K, all are 4 bed 3 bath, some with a pool some without.

This was everything that came up in the MLS for houses built 2010-2011 in that price range and those 2 cities.

Thank you for the replies. The Renaissance Oaks community looks nice. What is your opinion on the area?

Also there's a high-rise project near downtown Clearwater and the Memorial Causeway called Waters Edge (http://www.clearwatersedge.com/grand-opportunity-event/ - broken link) and Rottlund Homes is building single family homes at Chautauqua Lake. Further south in Seminole is Thurston Groves and further north in Palm Harbor is Grand Cypress on Lake Tarpon (http://www.grandcypressfl.com/ - broken link). The one thing you should know about most of Pinellas County is that it was completely built up by the 1980s. Since that time, most of the new development has been a result of infill projects as builders could acquire parcels.

Clearwater/Safety Harbor and new construction is an oxymoron, if you ask me.

I see the same "infill projects" in Dunedin too. Though they are not saling right now.

OP: I think you need to be flexible on what constitute New for you. But you got excellent info above

You arent going to find any new construction there because the area was built out 20+ years ago. The only new construction will be tear down and rebuilds.

Dave,

Renaissance Oaks is a nice neighborhood. Major downside is that your only entrance and exit at this time is McMullen Booth Rd which is a major road. You're close to shopping and restaurants there and it is a faster drive to the airport (hop on McMullen Booth and take it south to 60/Gulf to Bay and that takes you out to the airport. All in all I'd say it's a nice area but it really all depends on what you need and what you like as to whether it will work for you.

Thank you all for the feedback. We moved from Miami to North Carolina 6 years ago for a slower pace to have our son, but NC was like retirement, way too slow paced for us. We want something in between. We want to be in a lower crime area than Miami but with all the restaurants and shops that are so easy to get to in Miami. I also love to fish and go to the beach so it would be nice to be kind of close driving wise. My wife's needs are similar to mine, she just wants to be close to shops and restaurants and in a nice neighborhood.

Dave,

You might want to consider Palm Harbor (PH) too. With a 6 year old you'll want to make sure you're in a good school district and though some of the other areas have some good elementary and middle schools, PH would be best for all including high school.

Almost anywhere in the county is within no more than a 45 min drive to fishing and beaches and depending on where in PH more like 15 to 30.

Shopping is close almost anywhere you live. But if you've already ruled out the other areas and want to focus on Clearwater/Safety Harbor and their newer subdivisions, the area around where Renaissance Oaks is located probably will be best. That is considered to be part of the Countryside area of Clearwater which is one of Clearwater's nicer areas and fits most, if not all, of the things you wrote that you're looking for. And that area of Safety Harbor has the most newer homes in your price range.
