Hi!
I was wondering if anyone has information regarding quality of M/I Homes built between 2003 and 2007 in Pasco and Hillsborough Counties. Any problems? How is their warranty?

No experience with M/I; however, the 2003-2007 period was the epicenter of the Chinese Drywall era in Tampa Bay and the home should be tested.

M/I homes gives a 30 Year structural warrantee (foundation and load bearing walls) not drywall or cosmetics. The warrantee that would cover such things is usually only for a year. So, if you are buying an older home (especially from those "Chinese Drywall" years) you should defiantly work with a Realtor and get the home inspections that would test for things like that and other issues that may be there due to the age of the home. The other option is buying new construction and getting the new home warrantees that come with new construction. Pasco and Hillsborough are building like crazy. Hope that helps.

We owned an M/I home in the past and we found it to be excellent quality for a tract builder. We were very happy with them and their customer service was top notch....at the time.

However, the timeframe you are asking about is one we specifically eliminated due to the Chinese drywall issue. We wanted no part of that, tested or not. It happened in many high population growth areas/states.

Be very very careful in that timeframe. Personally, I think it is best to simply avoid any homes built then. YMMV.

It was in 2005 when we bought a resale from them. They came back out to fix something I noticed after buying the house from another owner and then moving in. I was very impressed.

I don't know what they are like today though.

I am going to check the status of current M/I Homes service for not original owners soon

As for chinese drywalls, I checked entire community for permits related to repairs and there were not even one permit issued for that, so I am 99.9% sure this community is safe.

If you want to be completely sure, have the Seller foot the bill to get a certificate from an Inspector. If you have that in your home, you will PAY A LOT TO HAVE IT REPAIRED!

While there have been many reports, it is still a small percentage. May want to check homes that have previously sold in the same immediate area. They are available from the MLS and could show in the remarks or on attachments.

I know you have been trying to stay away from using a Realtor, but seriously without 100% certainty on this issue I would hate to have you find out the hard way.

Drywalls is not my main concern. I was looking for overall quality since I think I read somewhere about problems with M/I Homes in one of Land O lakes communities...
