Well, at least in my neck of woods, that is.

I just closed on a refinance helped by an amazing price rise in my neighborhood in the last six month to year. I was able to get out of FHA and into convensional and my savings (if I put the savings back into the mortgage) over the life of the loan is 90K . Amazing difference, I know.

I am just giving shout out to my excellent broker who closed the deal with no surprise from her initial estimate to HUD paper there was not a sigle dime increase, smooth sailing (it took a little long this time but it has nothing to do with her just the process itself and I didn't worry at all). Shows you how some of the pros know their stuff. I Just wanted to share my happines and if anybody wants an honest pro loan officer recomendation, shoot me PM.

This is definitely true in my neck of the woods (northern Pinellas) as well.

A realtor friend of mine believes last year was the last time to get some seriously good deals on houses in desireable areas. This year she said the market is climbing and becoming more expensive in those areas. She said what she is noticing is a rush … many are putting their homes on the market to sell at this time while the values are climbing, and many people are buying them up quickly. She said she thinks we are soon going to see another "bubble" scenario happen.

Not sure if this is true, but I definitely have seen several homes in Safety Harbor sell quickly and for larger prices than last year. I'm SO GLAD we bought there last year because we would have never been able to afford Safety Harbor now. We ended up in a lovely 3 bedroom, 3 bath, pool home with a little over 2,100 square feet in a great neighborhood for 250K. Now houses like ours are going for the 300K and higher mark. It's crazy how quickly the market changed.

I am hoping prices and interest rates stay down for a little while longer. Need to get rid of my house, looking to move back to Pinellas.

Again, where did i say I WISHED for a CAT5? Just making a comment to the above poster that his idea or a CAT5 sweeping away everything to Little road was the only way to improve the area.
