thanks for the headsup, just found this online about the short sale and rental scam:

Exclusive: Real Estate Fraud Ring Gleaning Illicit Rents From Scores of Properties - Brooklyn Brief

Man oh man, I was all relieved that I had found a place and now this. Ugh. Thank you VERY much for bringing it to my attention, guess I don't have one of the biggest pieces of our puzzle out of the way just yet

That's all the transplants that didn't "make it" here sad to say. (We had neighbors from California who overbought and did this 5 times to save enough money to move back to California BTW).

Just got this from the buyers agent:

Quote:
Brandon is a nice area and this home is located in the heart of it. It's on a quiet road and it's close to a lot of amenities. As for [name redacted] and [name redacted], they are financially strong owners. They own one other rental property and they have a home in Brandon as well. They just purchased 407 Larrie Ellen at fair market value and they will eventually sell it for a profit. But that may take a couple of more years before that happens

So do we take a chance or keep looking? Argh I am so confused!

Emailed the buyers agent about our concerns re: short sale and rental scam and his response was:

Quote:
This was a short sale but [name redacted] just purchased it from [name redacted] on Friday January 30th. The deed will be recorded with the county in the next week or two. [name redacted]purchased the house on a conventional loan with a significant amount down. This is no longer a short sale or a distressed property.

To me it sounds like it is probably legit. But go with your gut. Sadly there are no guarantees on ANYTHING, so at some point you just got to take your chances....

Check public records, and see how they fare there.

Yes be careful Florida is known as one of the worst states for scams. My first year here my ID was stolen, Florida has a big problem with IRS fraud.
