I am looking to move to the Tampa area.

I'm not so much looking for advice on the areas i'm looking at as i've found plenty of that here in other posts. I'll list it however in case it impacts the answer to my question.
We are looking at places around Dunedin, Safety Harbor, Palm Harbor and Oldsmar.

My question is this I notice a lot of rental listings show as having a Real Estate agent involved. Is that the common practice in the area?

My challenge is this. I look at a site like Zillow and find a lot of available rentals. Some of them look real nice and have real nice websites but when i check for reviews I sometimes find they are not very good places to live. Also some end up being for communities that are 55+ only and that isn't always clear at first so I end up considering places i'm not able to get.

Do Real Estate agents work on behalf of renters? Do I have to pay them or how do they get paid for the work they do?

Any thoughts are appreciated.
