Why not just go to the city's zoning or appraiser's office and ask them to have a look and give their opinion? They won't give you legal advice, but they might be able to give you some direction as to how you might be able to sort out the matter.

No matter who I ask or consult with, the ONLY way this will be settled is in court, which is why I was looking for a real estate attorney that actually goes to court.

Understood. However, the better informed you are as to the options, if any, you'll be prepared to decide what direction to take if it's going to involve litigation.

A lot of issues like this are not clear cut, and can go either way by the time they get to court. Going to court is not necessarily a slam dunk as far as outcomes. I definitely agree with retaining a real estate attorney, but due diligence never hurt anyone and it costs nothing.

This could end up being very expensive as well. Real estate attorneys who practice in front of the courts are not cheap. I know, because I've retained one for over 20 years. That being said, when you need them they're worth every penny.

Yes , call the title company. Fortunately, they ARE attorneys. tHey can tell you what is and isnt correct. Any updated survey will supercede the prior.
