Yeah isn't it bad. This is on top of the mortgages they don't pay, so all the people who keep paying have to make up for these people

Atleast the ending of the article was someone hopeful:

>>The Pinellas County Tax Collector's Office said real estate experts don't expect the housing market to get any worse.

They said the decline in home sales is slowing and that the area may have already hit bottom.<<

Not were I am! Many ARM have to be reset in the near future and we are in an area where many closed on their homes at the end of '05 and the beginning of '06. Their values are lower than the mortgages so no change of refi.

The volume of notices should be interesting for sure. The sale of certificates for unpaid taxes information should be available by the end of the month. You can read more about Hillsborough County Tax Sale info at propertytaxmain. Last year the sale was conducted via auction online at Hillsborough.

The New York Federal Reserve has some very interesting heat maps. In Hillsborough County, the majority appears to be concentrated mainly in the far northern and southern portions of the county where the new home development exploded over the past few years. Unfortunately it does not give the whole picture (no A-Paper loans), but it's a good representation for what it is nonetheless. Here's a link ---> Dynamic Maps of Nonprime Mortgage Conditions in the United States.

How does it work for someone wanting to buy a house that the owner hasn't paid the prop taxes on? Who has to come up w/the money, the buyer/seller at closing? Would it be disclosed by the seller that the prop taxes have not been paid?

It will be paid of by the lender since it has to be a short sale if the seller is still involved. So the mortgage companies are losing out on money, but in the end it is always the consumers who end of paying for the loses.
