We purchased 78 acres off Burrville Road in Sunbright, Morgan County in April 2006. We went to the county appriasers office in Wartburg. We were told they do not issue building permits, however for electricity, the run from the pole to the house must be inspected. My husband thinks the septic has to be inspected too, but they just gave us a one page, one side, simple form to let them know when we have built the house so the property appraiser will know to reassess the property. We just received our tax bill, less than $200! I still have the form, it's like, name, address, number of bedrooms, etc. We live in Fort Myers, are hoping to build over next two years and move. We have had the well dug, but nothing else yet. Where do you live in Fl? How did you find Morgan County?
Good luck,
Donna and Dave

We live in Port Charlotte and have been looking in the Rogersville area for the last year. Prior to that we checked middle and east properties. We are now thinking about some land in Sunbright. We know nothing about the area. Can you give us some detail. We really want a minimum of 10ac with a year round running stream/creek, you know what I mean? We want a garden so the land can't be all rock. We've raised our granddaughter and she wants a horse so need grazing too. Congrats on your purchase. You must be so excited. Thanks for any info you can send on. Carol@whitneysllc.com

Default Morgan County Tn

My wife and I have just purchased 17 acres at the base of Little Brushy Mountain in the Mossy Grove community of Morgan County. We plan to build on our land within the next two years. We have met with a contractor from that area by the name if Cale Crouch. He comes highly recommended and was very impressive. He did explain that the person who does the septic tank inspections is sometimes difficult to work with but does seem to know what he is doing and is fair. The electric company in that area will provide you free of charge 230 feet of underground service. I was told that to secure a water tap the fee is around one $1,000.00. From there it is approx. one dollar per foot to run your water lines to your home. My wife and I have explored this area from end to end and love Morgan County, The people are so friendly and helpful. We aslo learned that if you have over 12 acres, your property taxes are approx. half due to some type of green way program the state has. The city of Oak Ridge is only 20 minutes away with a 300 bed hospital and the town of Harriman, which is only 15 minutes away has just broke ground on a new hospital. We cannot wait to get to our new home and friends.

No. You might want to read up on the greenways program. Going into one of these situations is hard to reverse, your value goes down and your land would be subject to state regulations. http://tenngreen.org/resources/LandownersOptions.pdf
