This is obviously for my own info, but Im sure others will also find this useful.

Id much prefer to stay around 50kpop myself, so this is what I have. Looking to retire early, but to use buses exclusively. So looking for affordable rent on the low side.

Cookeville

Kingsport

Bristol

Johnson City (but a bit higher as far as rents).

There are a so many many small cities in TN, I dont know how to go through only those with decent buses. As you see I only explored NE TN.

So anything in far western, central TN? Don't care about where in state. But only TN will do for me!!

Jackson has buses - and it has a small Uber/Lyft type service in addition to some taxicabs. Rent is not high, there are 2 hospitals and support systems, shopping is decent. We travel up there at least once a week mostly for shopping but also for dining out. The good thing is that Jackson is not in tornado alley, although there was a big one in downtown over 5 years ago, but that's all I know about it. There is at least one, if not more, senior/retirement villages in Jackson.


The downtown area is being revitalized - whole new shopping/business complex in the area around the farmer's market and a huge new apartment/condo complex.

Cookeville is not in NE TN. It's in Middle ("central") Tennessee, an hour east of Nashville.

The bus network in Cookeville is small, but it's certainly workable. I know a few people who rely on it almost exclusively to get around town. Cookeville also has Uber and Lyft as well as taxis and door-to-door public transport (with 48-hour notice) and shuttles to Nashville including the Nashville airport. The fixed-route bus network has stops at the university, the medical center, downtown, shopping areas, movie theaters, public and senior housing developments (including one that's a block from a VA clinic), and restaurants. Cookeville is a great town with one of the nicest and most vibrant small-town downtowns in the state, low cost of living, low crime, lots to do, and wonderfully friendly people.

OK JMT that is pretty cool to get to Nashville airport and back for under 20 bucks.

Do you live in Cookeville?

I had visited Cookeville once. I thought it felt so crazy busy for a small city of 30K. Guess because of THE shopping restaurant strip.

Now the bus route is one dollar for a single trip. What does that mean? That once you get off at a stop that is one dollar. And when you get back on that is one dollar etc?



Jackson TN, you sure it's affordable rent? City data has 808 rent average. Crime 467 Doesnt read like the cheaper rents will be a safe place. http://www.city-data.com/city/Jackson-Tennessee.html


Johnson City has 663 rent and under 300 crime

Bristol has 668 rent crime 326

Kingsport has 640 rent and 397crime

Cookeville has 628 rent 376 crime.

I don't live in Cookeville but get there a couple of times a week.

Seniors ride Cookeville's buses for 50 cents.

As stated a bunch of times in other threads, the way TN reports crimes makes the crime stats garbage.
Every crime committed is reported separately - not every incidence - so a theft can be listed as multiple crimes - snatch and grab becomes at least 2 with one of the crimes an assault and the other a theft;
burglary becomes multiple crimes - breaking, entering, theft, selling stolen property,
possession of stolen property.

Now the real thing is that yes, there are pockets where I personally wouldn't want to live, but the majority of Jackson itself is great. As for rents, I've seen some decent apartments for rent at under $500, just recently saw one 1 br apt at $350 in a not too shabby area location. Many times, homes and apts are listed on FB "marketplace". I am sending listings to a friend in NJ who is considering the big move to warmer weather (although this week we are the frigid zone) and lower taxes, so I am pretty much on top of what the market is like in Jackson. Actually, I'd like to see her in one of the senior apts.
