2 acres for $5000??? You will be lucky to find 2 acres for less than $50,000. There is a 2 acre lot across the road from me, complete with river frontage, for $95,000. Granted, it is close to town and the seller is a custom home builder, but small acreage is not cheap.

I hope I am wrong and you find what you are after.

wow, that is to high for us, we are wanting a small parcel to build on in about 10 years, but 95,000 is a little much, have seen some on the net for 2000 to 5000 but don't know where they were and how to find them , so really hoping someone out there knows of some land, we were hoping for area around Brady, to Brownwood

Most good land in fairly accessible parts of the hill country will run you at least ~10k/an acre. 2 acres is very small, so it might run a bit more. Mind you, this is not in a town or even close to a 'real' town. Some smaller towns, such as around Harper or Doss, might have some acreage pretty cheap if you don't mind rocky. Just make sure there is a good place to build your house. I looked at land a year or two ago (still kinda looking), and you can get 5-6k/acre if you are buying a large piece (25-50 acres) and don't mind some 'bad' (as in bad for cattle/sheep/growing hay) topography.

Now, I am sure there are some even more remote areas that are cheaper, but I am guessing you need to head out pretty far west, toward the edge of the HC.

Brady to Brownwood isn't considered the Hill Country, so I believe land there could be found for a lesser amount. The Hill Country land and homes are outrageous in price. I looked at some land in Leakey over a year ago and for $55,000, I could get 5 very rocky areas. It's probably even more expensive now.

I think many of us are searching for the same thing, and I believe if one searches enough, it will happen. The Hill Country has gone bonkers on their prices. It's not all that fantastic out there to be that ridiculously high-priced. Even where I live in Central Texas, the land is high, but not as high as the HC. It's crazy.

Default changeofpace

Before you buy land, check current and proposed zoning, the cost of a well and septic system and make sure the land is not contaminated in any way. Cheap land can be not so cheap when you check out these issues and the costs associated with them.

My dad is from Coleman, although he moved away prior to WWII, so I am not sure how much he could tell ya . It is a fairly nice area in general, very much backwater compared to a lot of the hill country to the south, but not that far from Austin or Abilene.

got your message, thanks, I have plans to meet with an agent in Coleman on 08/23, there is some land and some lots in the 5000.00 and under per acre, so looks like I may find what i am searching for. ! to 2 acres for 5000.00 or less, or maybe just buy a couple lots in town that are side by side to give me the room I want. Either way I am getting out of the city ( Columbia SC ) and moving back to the country and my home of Texas
