What are your thoughts are on using crowdfunding to pay for construction? To me it seems like a great way for individuals to invest in their community for projects they want to see happen and also get a ROI. Also it seems like an approach that would provide cheaper housing especially for bigger projects because now individuals could buy their condo at the effective construction costs and not pay into someone's ridiculous ROI fees.

The inexperience cost of the herd will eat up any savings from not using a developer. Typical returns are ~20% for new housing, even worse with condos because you have to build the entire thing at once.

Community park- sure, housing- you're dreaming.
