1st neighborhood homes were just too old for us. I can do old, but I can't do 60's old. They also have a bit of a property crime problem there (from friends who moved there) and no local police. On the TO side cops are extremely quick to respond and often seen hanging out near the freeway exits at night. Not that crime is an issue in this region but LA criminals seeking a quick smash and dash know where to avoid....

A lot of us LA city folk are fleeing to Agoura and Westlake. No inventory in Calabasas. My wife and I (mid 30s, about to start family) bid on a handful of Westlake Village homes in the 1.5-1.7 range. We generally saw our clones waiting to go in for tours. Lost to all cash and 10% over ask.
