We will be moving to Southern California in June. My husband is actually already there starting his job. We are moving from Texas.

Thanks to this forum, we have decided to move to Thousand Oaks. I'm curious about neighborhoods in Thousand Oaks. Any particular neighborhood you would recommend for us? Anyone we should avoid?

We are a family of 4 - family income of $200k. I have one girl in 5th grade and another one in high school. And my 5th grader girl is in competitive cheerleading, if that helps at all. The high schooler would very much like to find a part time job to pay for her phone bill and car.

I've heard so many good things about Conejo School District but I'm not sure which part of Thousand Oaks I should look into. Any advise you have is highly appreciated. Thanks in advance.

my inlaws live in the thousand oaks area and i don't think i've ever seen a bad neighborhood anywhere near there. i think it really depends on what your home preferences are and what you can afford. beware of falling real estate prices though. it may not be the best time to buy a house.

Tough question, there are a lot of nice neighborhoods in TO. I lived in Lang Ranch, kids went to Lang Ranch Elementary and later would have to Los Cerritos and Westlake High. These homes are in the 10 year old range.

Other places I liked were Lynn Ranch. These homes are a little older, with larger lots. Also, Lynn Ranch, while surrounded by Thousand Oaks, is actually not part of the city of TO - yes it is very odd. Beautiful homes.

There are some really nice homes on nice lots near the library, in and around La Granada betwen Erbes and the 23.

Another popular place is Dos Vientos in the Newbury Park section of Thousand Oaks. It is way far west...something to think about considering commuting...

There is also Wildwood. Nice medium aged homes but a little offset from both the 101 and the 34. Near CLU.

There is also Sunset Hills and a new set of subdivisions just east of there....something Ridge...I forgot.

There is Meadowwood just north of Arboles near Lang Ranch Elementary.

For big budgets (you didn't mention yours) look at North Ranch - one of the absolute primo locations in the Conejo Valley.

Still a lot of people like the neighborhood around Westlake. Westlake Village is in Los Angeles County but the community is on both side of the county line. While it looks, smells, tastes and sounds like Westlake Village, if it is in Ventura County, it is Thousand Oaks.

I agree its the area that matters more than specifically being in Thousand Oaks proper. Westlake Village would work as would Agoura Hills. You might also really like and or prefer Lake Malibu to Thousand Oaks.

Thank you so much for your replies. I really appreciate it. Charles, I've read many of your posts on Southern California, and you have been really informative. Thanks.

My husband takes care of several stores in Southern California. I do know that he uses 101 a lot. His stores range from Ventura to Lancaster and one further, which I have no idea. We are torn between Pasadena and Thousand Oaks, but I very much prefer Thousand Oaks.

We are looking at buying a house within the range of 500k to 700k, preferably not more than that.

I have not heard of Lake Malibu, I have to check if that is anywhere near 101.

This is a link with to a map of the area. Its a pretty area, not too far from the 101 or Agoura. But if your budget is 500 to 700k, this might not be a good choice.

I love the area around La Granada and Erbes...close to the library, the fields if any kids play soccer, great access to the 23 and 101 and shopping.....I have family that lives out in that area and I so enjoy visiting and just being there. I think they did close down Meadows Elementary but there was some talk of making it a charter school...don't know what has happened with that. Have also heard good things about Lang Ranch...You might want to check carefully the middle school districts since you will have a child there next year. Good luck - you are lucky to be moving to that beautiful area! I would love to move there but with CA's crazy property tax laws, can't afford it!
