Will posting your land hurt your neighbors real estate values ?

I don't think so. They are only good for the current year anyway so it's common to see old (no longer valid) posted signs .

I would imagine in some areas it might increase it.

And different people post for different reasons. A lot of "posted" land is still open for hunting, the owners just want to know who's hunting and have more control over what can get a bit out of hand sometimes.

If you're posting your land and your neighbor complain says it'll lower the value of theirs, I wouldn't worry about their property value but perhaps about your future relationship with them.

If the neighboring property is a hunting camp it might. I think it also depends on the person looking to buy in the future. For me personally, I wouldn't consider any property in an area that's wall to wall posted signs unless there was a big piece of public property around. I like to roam the woods, I hate being fenced in.

I left up the few remaining posted signs the previous owners had put up as they are in some tough spots to get to on the property. There's also an old logging road up back there which once in a blue moon someone walks. I don't because there's a black bear which hangs out up back, so locals are welcome to hunt him during bear season.

I make sure not to keep feeders out when the bears are out, am careful with the garbage -- yet this bear has twice taken my Rubbermaid cans. He has punctured them with his teeth, and smashed them around trees. Despite my not putting out a bear buffet, my furry friend stays.

Funny how most people see a posted sign and just complain. We have over 100 acres and it's posted but I've never refused to allow anyone to hunt it that has asked.

Now the real funny part is that not a single person in 15 years has ever asked for permission to hunt on our place that didn't already know me. But, they hang around the local stores and ***** about the a-holes that post all the land…….

I know hundreds of acres of posted land that's open if you ask permission.

I think that is the normal reaction to posted signs, I know that is my initial reaction. Most poeple don't post them properly and the sign rarely has a phone number on it to call and ask permission. There is a difference between a posted sign on land next to a farm or a house where the owner is obvious and posted signs on rural parcels in the middle of now where and finding out who the owner is takes a little detective work. Of course having friends who are appraisers etc. makes things easier :-)

I think the "hunting by persmission only" signs are more effective if that is someone's intention.

.

Targo. The thing is, how IS it posted? Is it posted "No Trespassing, Hunting, Fishing" or is it posted "Hunting, Fishing, allowed with owners permission"? Because if it says the former, well the answer is apparent. When I, and probably a lot of Vermont sportspeople see the former we figure "well that's it, they don't want anyone on their land, period". So why go bother the homeowner. But if it says "with allowed with permission" and they know where to reach you, then it is up to them to come and speak to you. People are NOT going to bother you Targo, to go onto your property if they think you are firmly going to refuse them. Let them know on your signs it is allowed with permission and how to contact you.

I guess a lot of Vermont sportsman figure wrong then. I've asked permission to hunt on posted land [yellow/no hunting/like ours] countless times and only once have I been refused. I also know other sportsman had asked permission for the same property and were refused. Apparently who hunts on some landowners property matters.

Assumptions are frequently not a good idea.

Deer season is still sometimes a train wreck on our place in any event. Clearly a deer is capable of lowering a hunters IQ by about 75%.

Well not everyone is like you Targo. Assumptiond may NOT be a good idea BUT as you said in your own post, people get turned down and if one gets turned down enough times one is going to stop asking when they see those signs.
