Roosevelt is hands down the BEST PGCPS in the county.. Although it ranks an 8 on Greatschools (which are biased) it is still a good school...

I would give greenbelt station a yay. My partner and I considered that development because it's right off the beltway and has metro access. The shopping options are really good. The Andrew Carnegie model at Nvhomes is really stunning. We didn't care for the strauss model by Ryan homes but the Picasso/Matisse condos are priced nicely for the sq footage.

I do think the homes are priced too high for the area, it's literally the most expensive homes available for the area. The surrounded area isn't particularly beautiful either, it has a industrial vibe. However it hasn't deterred any buyers, they were selling at a high rate and weren't interested in offering much incentives. So the potential is there.

This is good to hear. I was wondering how they were selling. Want to see that area transform over the next few years.

That's not saying much considering on average most PG County Schools are pretty bad.

I was wondering where you saw the FBI decision would be announced in early 2016? I thought it was going to be sooner than that.

I'd say that's my biggest concern for that development; the houses are really nice but they're at the top of the market. You can find single-family homes in the area for cheaper. The less expensive models (Matisse/Picasso) are positioned slightly better because they look more affordable relative to the more expensive units. As for incentives... it's not bad. As of mid-March, they're offering $7,500 in closing assistance. They also include a lot of things standard: stainless appliances, granite in the kitchen, double sinks in master bath, etc.

I hate the idea of buying at the top of the market but Greenbelt has potential and it maybe worth the risk for some. I think the Picasso and Matisse condo are the best value for the size, especially the Picasso. We were seriously considering the Nvhomes andrew Carnegie, I thought it was priced way too high for the area. I think those owners will find it hard to break even in that area. $7500 in closing is very ehhh and very skimpy. We ended up building in Upper Marlboro because the community was so much nicer and the crime rate was low.

Me too , all so I thought the property that was being looked at was the "old Landover mall"site where Sears use to be .
