public schools in PG County make it a no-go for people with families. They're abysmal.

Stop it both of you. Everybody knows that school quality has nothing to do with real estate prices or whether companies decide to locate in a jurisdiction.

In case anyone is confused, sarcasm doesn't translate well when written.

Are you saying ALL schools in PG are abysmal?
No qualifier? Just a blanket statement?
Saying "some" schools, or "many" schools, or "most" schools would be more reasonable.

when referring to public schools, I can't think of any schools I'd send my kids to, especially high schools. White, black, or any color.

A Blue Ribbon designation does not necessarily mean that a school is an outstanding center of educational attainment... it may just mean that despite being a school with a sizable (40%+) group of 'disadvantaged' students, it did relatively better than other similar schools (either in actual performance, or at rate of 'closing gaps' in performance).

So in other words? I take "Blue Ribbon school" with a grain of salt.

Your primary home should be viewed as a place long-term stability with a fixed cost. What your house is worth is always subjective to the market. When you purchase a home at 3,5, or 10% down the only available wealth available is your down payment minus the cost to liquify it. So the individual who owns a 800K home may have the same amount equity as the person who owns a 400K home. Frankly, I'd rather pay for a home in this great place called Prince Georges then overpay for a box on a small lot.
