My sister and I are native Washingtonians but moved back into the area into a rental almost two years ago. We will need to move no later than September and are looking to purchase a home. Updated rowhomes or duplexes are preferred. The Brightwood, Petworth, Takoma, Manor Park, Fort Totten and North Michigan Park neighborhoods are the most desirable for commutes. Price range is $320-$380K. 2+ BR and 2+bath with gas stove.

Since you've identified your preferred neighborhoods, I'd search on Redfin or contact a RE agent.

In that price range, you might want to consider looking into a HomePath or other REO and plan to fix it up a bit.

That's going to be a stretch. 2BR in good condition (especially rowhouse) in most of those areas is going to top $400k easily.
