We are looking into renting a home in NW DC or inside the beltway in Montgomery County, MD. We viewed a 2 bed 1.5 bath single family home, fully furnished (beds & lines, kitchen cookware & cutlery, TV,..everything really), fenced yard, all unities including basic cable & internet, street parking w/permit, it also has a finished basement with washer & dryer, dogs also allowed. It is right on the DC/MD line and 2 blocks from Historic Takoma Park, MD and the metro. Oh, and they are fine with a short term 3-6 month rental contract.
So, what is a reasonable or realistic amount of rent for this type of home? New to the area and curious to see what similar rental homes are going for in the Takoma area or similar areas.

Hard to tell. What is it going for? My guess would be around $2200-$2500 for a single family that size fully furnished/short term lease that close to the metro in Takoma. That seems to be the range for the Takoma area in general. In general prices range in city, but Takoma DC is in a sweet spot in terms of the fact the neighborhood is nice, and the price of rentals and houses and condos for sale is not absurd.

I own in this area of the city, I love it.

Really, because I cannot find a single rental over $3000 on CR in this area, most are in the range I stated, including some fully furnashed places. Whether they are apartments or houses. Takoma NW, is a little different than takoma park. There are some small houses which are definitely in this range. I own in Takoma DC, I know my neighborhood pretty well.
Not every place in NW is obscenely expensive.

I am talking about short leases though. You may be right on a year lease, but anything 6 months and order tends to rent for a little extra.
