How does a landlord adopt a smokefree policy for a property in DC?

If there isnt anything in the lease prohibiting smoking, what kind of notice has to be given to tenants to let them know about the change? Ive read that changes to a lease can only be made after the effective lease is expired, and to a month to month lease with 30 day notice but cant find the law on changing a lease.

I am assuming you are the landlord? I don't see how you could change the terms of the lease in the middle of the term. I can't comprehend why anyone would smoke inside (or why a landlord would allow it to begin with) but in my unprofessional opinion this seems like the same thing as allowing the renter to have a dog and then deciding 6 months in that you no longer want a dog.

The renter signed a contract stating they can smoke (or have a dog) in the property, this may be the reason they chose your property. You should not be able to unilaterally change that.

I'd find some other reason to terminate the lease and then put a strict no smoking policy in the new one.

You put this term in the lease under "additional Provision" or Addendum. You need to have a lawyer make the lease if you value your house.

Why not switch to vaping and just avoid the conflict altogether.
