I am a disabled (manual wheelchair) and deaf commuter working off of Vermont Ave NW near McPherson Sq metro. I realize it can get quick expensive near Thomas Circle but anyways...

what recommendations do you have for me for studios/effs or apartments... I need 5 things basically:

Safety (duh)
Parking (underground?)
W/D in unit
Elevator
(hopefully) within 5 blocks of the Metro

I also frequently attend Nationals games too... should I look on the green/yellow lines or the blue/orange lines?

I really do not care about sq footage, hence the efficiencies... and would like to spend about $1300 per month or less.

Am I delusional? and what should I be looking for? Many thanks for your feedback!

Might at least check if you haven't with Camden Grand Parc on the west side of the Square itself just toward the Metro from Georgia Brown's. Upscale place and way convenient, but small. I think they only have one efficiency but it would be in your price range, so might be worth a call. You never know. Otherwise, I think you're up beyond Thomas Circle or around 15th and Mass Ave. There are a lot of places up there and the area is pretty safe and dependable. Just further from the office and the train...
