Tip: Buy Western Washington real estate now. The prices are as low as they have been in the past 10 years, and all forecasts predict major increases within 5-10 years. Buy now. (Oh, BTW, I am not in anyway involved with the real estate industry...this is just based on studying the market and economy)

If we could afford to buy right now I would in a heartbeat but I just don't think we'd get a house that we'd really like (and can afford) right now. I have however found a house that I am DYING to rent in Spokane and I just hate that I can't move yet. I need to sell my house first. This rental is so perfect! *sigh*

I have to disagree with PW72 here:
1. We're down to 2005 prices right now, not 10 year lows.
2. I've seen forecasts that do not predict major increases in the next 5-10 years. A number of forecasters are predicting continued decline in prices.
It's funny, I am part of the industry, but I predict that prices haven't quite hit bottom yet, and once they do, they'll wallow there for a while.
I'm not saying don't buy a home. I don't think we're going to see drops like we've seen in the last couple of years, but buy now? I don't think it'll hurt to wait.
