I know people in their 40s and 50s who are seeking a house in a modest, but nice gated community (gated for security, tennis would be good, not golf) in either West Palm Beach, Boca Raton, Delray, or Boynton Beach. Anywhere good for that?

What's their price range? Polo Trace in Delray is nice, they have tennis and golf. (no equity)
You can get a home in the 250-300 range in there.
There's plenty of other options though.

They are looking for modest with no golf course. Your first four are expensive and golf course. How about $150K equity at St. A. and most homes a mill plus.
Also your next group is at least non golf course communities however they are no way modest. Unless you consider $400K to a mill plus modest.

They can try any of the Valencia communities in Boynton Beach, also Bellagio in Delray, Ponte Vecchio
East and West are very nice communities also in Boynton Beach off of Hagen Ranch Road, Beautiful
pools, and clubhouses...Pretty sure you can find something in Ponte Vecchio for $300 K. Good luck. Oh, and they are all gated.

I understand that...all the others are NOT country clubs and they do not have equity costs to them...the Poster DID not post a price range..I was giving them sub divisions that are gated...if the poster said they are looking in 300k range I would not have given them the Info I did...
Newport Bay Club doesnt have Equity either..
