....or a realtor that can handle short sales. My husband has been approved for a FHA loan @ 400k. We would like to stay in Wellington. For us, a dream house would be in one of the Pinewood neighborhoods or the non-gated communities in Binks. However, we are open to anything so long as it is a really good deal, which is why we are thinking short sales. We need to move asap, and we really need some help from someone that knows the area well. We would prefer the purchase price to be 300k. Does anyone have any agents to suggest?

If you want to move as soon as possible, a short sale may not be a good way to go. They will take a few months before approval, if you ever get approval. I've closed around 40 of them in the past 8 months alone, and almost all of them ended up being a headache, and I use a negotiator for all of them.
There's a 2700 sqft 4/2 with a 1/1 guest house on a 1/3 of an acre for 325 right now in Greenview Shores. Regular sale too.

Hi, Like Skylinet mentioned above a Short Sale will take some time, it all depends on the bank. Once the bank gets an offer it will still take a few weeks if the bank is quick and the short sale file is complete, then a FHA usually takes about 45 days to close or as quick as 30 days. What is ASAP for you? 1 month or less or 2 or more months. A traditional sale or foreclosure may work for your time frame.

Is short sales even worth it? I see people try to short sales sit in the property for months.

I would just go buy a resale. I read it somewhere that seller pay for closing cost in a resale.
