In residential lot sales, I often see a minimum square foot requirement.

Is there variation in the meaning of this, or is there a typical meaning? For example, does the requirement include an attached garage in the square feet, or is it just living space or "heated space"?

Your best resource is to check with the County or the City Zoning Departments. There are different zoning regulations for every area that has been subdivided into lots.

If it's in a development, it's probably is based on a specific developer's deed restrictions, not local government.

Heated square feet. No one includes garages or attics on MLS listings or county assessments and I imagane that's what building would be based on.

The lot sizes in developments are approved or rejected by the County or City at. the time of subdividing the land. The developer's deed restrictions are written according to municipal approvals. Some developers "try" to get approved for more lots than are allowed. So the municipality will hold hearings for the public to voice their comments and objections. Many developers have to change the number of lots allowed on tracts they either have purchased or pending purchase.

Any ideas on reasons for municipality to approve or disapprove lot sizes? Infrastructure? Septic leach field space? Other? Just curious. Not trying to appear as if I am knowledgeable.

It does have to do with septic tanks and drain fields. It also has to do with drainage of rain. I was also told that every lot in Buncombe County is allowed 2 dwellings as long as it can follow set backs, sometimes even more.

It's all about zoning and what is allowed in the area you are interested in. Unless there is someone on this forum that is knowledgeable regarding the regulations you need, you have to get the straight scoop information from the municipality, zoning board, planning board, or other powers that be. Vonnie, if you have chosen a contractor to build on a particular lot, you need to consult that contractor. Any licensed contractor in the town you are planning to build should also be able to give you the information, and will get the correct permits from the municipality. Best wishes.
