I have been looking at different builders websites and notice many offer the same models in a few of their communities...but at different prices? Why are the houses offered in different communities in the same city at different prices?? Just curious.
Which cities are you looking at? Property value is not only determined by the house, but the property value, which is based on things like school districts, sense of community, access to shopping/restaurants and many other things.
If you are only looking in Fort Mill...can you give an example of where you see it is the same builder but the prices are different?
The only thing that I can think of is....if a particular builder has a location in Fort Mill and is also buiding in Indian Land (the prices are usually a little cheaper in I.L. versus Fort Mill). The best way you can tell the two apart (because the developers/builders will often times call both areas Fort Mill) is look and see what the school district is or what county it is in. Fort Mill will be York County/within the Fort Mill School District..while Indian Land will be Lancaster County/within the Lancaster School District.
that explains it....the builder advertises both communities as Ft Mill but then if you look a little deeper its somewhere else like Indian Land. I got it now...thanks. Its just hard for people who have never been to the area to get the big picture from looking at websites....
Fiddlesticks! I don't believe there is a bit of difference in the prices of equivalent homes in equivalent neighborhoods in FM and IL. For example, Ryan Homes builds the same homes in Dominion Hills in FM and Glen Laurel in IL. Are you going to tell me there is a difference in the prices of the same homes in the two communities? I doubt it. From what I hear, new residents are very happy with the IL schools. I've said it before, some people need to get off their high horse. Now, flame away!
No flames here but I would almost bet (but I have not personally looked into it) that the actual home prices are the same but there will be a difference in the actual lot prices. It isn't a bad thing, no one thinks that Fort Mill is necessarily a better place than anywhere else but it is simple economics - supply and demand.
It is the same reason why a .10 acre lot in Baxter Village runs about $50,000 (or more now) but you can get an acre lot for that price in a different area of fort mill.

It's the rating of the schools and the perception of those ratings that affects the values. While IL schools are good, FM schools just have a rep for being among the best in SC.
