Yes, I agree with you, a year or a couple. I don't see the sustainability, although if you hit Wal-Mart on a weekend afternoon it is very busy. We don't have their numbers so maybe the business is enough to fit their business model. Time will tell I guess.

The tax difference is definitely an issue for me. I go right by the new property several times a week with my work, so I will definitely just schedule any WM needs for when I'm passing by, just as I do with the existing store.

They may also have a long term lease on the BHC store or other extenuating issues we don't know of.

Also - the population forecasts are for both areas to increase in population by about 20% over the next 25 years. The chain stores like to get into areas early.

I saw maybe 20 years ago in Henderson, NV, clear out in the middle of nowhere there was a strip center built, with like a Del Taco and several other restaurants and chain stores. I thought, that's nuts. Within 5 years 10,000 homes were built around the center. They just got in when land was quick and waited, and they knew what was coming I'm sure.

Where are people going to work, I wonder?

I've been here 20+ years and the population hasn't increased at all that I can see. Nor have the jobs. In fact, I believe the jobs are dwindling.

Agreed. Things are getting bad here IMHO, real bad.

Tho the pop has gotten bigger since Laughlin Ranch and so on weren't here in 1994, neither was the Parkway.

Things HAVE gotten even worse in the last year here in Bullhead. Scary.

Hey Packard, I can't tell if it's better or worse overall. While we are losing major stores for the first time in 20 years, others seem to come in. But swapping OM and Staples and Radio Shack for a 99¢ store isn't a step forward.

It does seem a lot busier on the highway, and the gun range is way busier than last year. But crime seems to be up some, petty drug or dom violence related crime anyway. But I don't know the stats. I do know, 35 pd calls to one house on my block with a dozen arrests in 18 months and the low life tweaking scum is still there. The two properties next to my apartments, something like 88 police calls in four years.

Decent people won't live in such surroundings.

We are considering throwing in the towel, but I'm really adverse to being run out at a loss by scum and criminals. But I've no wish to die from the stress or a bullet here either.

I just came back from a trip to the Rockies. I didn't see one single skin head, or loser with neck or face tattoos the whole trip. Only in BHC.

This town needs some major fundemental changes. IMHO

Yikes. From google maps some neighborhoods of town look to have newer, well-maintained, and modest sized homes.

But others? I'm seeing the picture you describe.

But I think in a city of BHC size, it's probably difficult to get away from the low life "element" no matter where you life. Too small of a town to not see that crowd at grocery stores etc. but maybe I'm wrong.

I DON'T blame you for wanting to get out of Bullhead. That thought's crossed my mind many times too.

What DOES get to me is the crazy traffic on 95 but, with so little to do here if NOT talking about drinking, gambling and so on.

Anywhere you shop, you gotta price compare....groceries are a commodity....unlike Smiths (Kroger), Walmart would very much like to commoditize their labor as well. If Kroger can compete in the marketplace by paying union wages, providing union benefits, and treating their employees as a valued resource.....why won't Walmart ?

Agreed. Hell; I do MOST of my grocery shopping at Smiths in 2015. Walmart doesn't get much of my money for anything unless it's the ONLY place in town I can find a certain brand of whatever.

Here in Phoenix we have so many grocery chains that the competition is stiff. Great deals, somewhere, every week. I just picked up 1lb clamshells of Strawberries at Fry's for 87 cents. Last week it was Cantaloupes at less than a buck. Sprouts is a bargain for produce and Albertsons also has some good sales-particularly on meat I hear.

But the good thing about a Walmart in place like BHC is it makes the other grocers "step their game up" so to speak to compete for customers. Increased competition is good for the consumer which is why Phoenix grocery prices are so low. Other factors too like being a transportation hub etc. help.
