As anyone in the SW probably knows, water is the PRIMARY concern - not the ONLY concern, but BY FAR the most pressing. Without sufficient water NOTHING else matters.

There is no doubt it will be a very beautiful new development, and Benson can certainly use the economic boost - the economy still stinks here - but I have real concerns about the water supply, traffic increases etc. It definitely looks like it's going to happen though - with infrastructure work starting this year and actual home construction probably beginning next year. There was a help-wanted ad in the local paper last week for construction workers (the interviews were in Tucson) that I THINK was related to this project.

The planned development is HUGE and will transform this area forever.

I hope so, great area.

Having said that, I do believe there probably IS enough water locally to support this development. However, I can't say that I'm CERTAIN about that. That's a LOT of additional people that will be moving here.
And even if there IS enough water here locally there WILL be people whos' wells are too shallow. There is NO doubt about that. Who's going to pay for that? Are those people on the hook for that? Or should the folks who make tons of money off this development pay for the fact that they've lowered the water table wayyyyy more than was ever anticipated years ago when the wells were originally built.
I should point out that MY particular well is probably deep enough, but there's lots of people who are not in that position.

Ken

Yeah, we LOVE it here.
Overall, I think this is PROBABLY a good thing, but - as I've mentioned - I do have some concerns as well.

It is a beautiful area! But, I can't help thinking about where all these new residents will work? Or, is this mostly a retirement community? I'm sure new services will be added, which will add jobs, but for that many people, I just don't see where the jobs come from? There are a lot of baby boomers retiring now, maybe that is it.

Baby Boomers are definitely retiring, and Arizona has always been a destination for retirees, so most likely they should be inserted into this area's next population equation. However, snowbirds and general tourism we will always have with us! Jobs are created by creative people.

- Look at Arizona City.
It is set up for more neighborhood housing too,
but the houses that are there are a slow sell.
Little lone new ones being built on all those deserted existing lots that are left.

- So there has to be buyers before they will build unto growth.
Just because they say they want to build all these new homes
doesn't mean they will meet their goal anytime soon or even at all.
It's a sell, and so far I'm not buying into their whole dream.
And it's going to be a long time before others do too.
Their hopes and aspirations of cashing in on Benson being the next Boom Town just may not pan out.
