Thanks for the update! It was interesting to look through. The plan looks very feasible. It doesn't appear to be overzealous on the amount of office sq footage, residential units it can attract at all. Their "first phase" design also makes lots of sense. It looks like it could attract a business building a suburban style office building/parking lot, but creating the positioning to re-purpose parking lots as the area grows.

If I were them... I would make policy recommendations for the city about areas outside of the Fort McPherson site. One thing I would push is there is an industrial landuse just to the east of the train tracks. Rather than trying to rejuvenate/rebuild that area... They could add one extra east-west street connection and encourage a light to medium industrial land use just along the rail road tracks. This could be an important area for the R&D process. A place to have a workshop, accept deliveries/warehousing for functions that are directly related to the research companies in the McPherson area, but aren't as attractive to local land use.

I live in Chamblee, quite close to all 3 areas and have been waiting for quite a while for work to get restarted. As far as GM Doraville is concerned, I think GM still owns the property but want to sell it and the City/County is deciding what to build there.

There are lots of projects in the works. Do you guys see more activity now in terms of work continuing than 2 years ago? I own a home in the Chamblee area and am quite excited at the above projects, assuming they get to completion (but am running out of patience)!!!

Belmont Hills in Smyrna - Completing demolition, starting grading and laying groundwork. Plan to go vertical by next year.

Jonquil Village in Smyrna - On hold due to investor funding difficulties

Four Corners in Smyrna - Planned. Work will begin soon.

Park Vinings - Rezoned as retirement condos and height increased to 35 floors to add community amenities on lower floors.

Aberdeen at Vinings - Completed.

Fort McPherson redevelopment - What is the intended future use? I think the base closing itself is only next year or so?

Aerotropolis Atlanta - is this to be at the site of the former Ford Plant? Is the plant structure still up, or have they started taking it down?

GM Doraville - my understand that they are still deciding what to develop there. I know the structure is still there.

Please list any other major planned developments of this magnitude. I think additions to Allen Plaza downtown may be of this magnitude, but I dont know the details about that area.
Prospect Park, Alpharetta should be in above list.

Thought we could try to get an update.

I know Town Brookhaven is functional. There are quite a few shops, and even a movie theater with dine-in.

Doraville is status quo.

Streets of Buckhead: I think they are supposed to have their act together, but going through paperwork.

Prospect Park, Alpharetta: Proposed as Avalon, Alpharetta. Proposal with city government.

How about Allen Plaza, Fort McPherson redevelopment, Aerotropolis Atlanta (former Ford Plant)? Is Volvo (or someother car company - Volkswagen) building there?

That one's been canned. A new company came in and they are doing something totally different.

Sorry. I knew that (and kind of forgot). It has been through so much that I glossed over the details, and just said it was going thru paper work.

Here is their plan:

http://s3.amazonaws.com/peakdemocrac...y2012Color.pdf

It includes a "main street" type area with retail on the first level and apartments and offices on the second, third and fourth. Also included are two hotels, one 8-story and one 6-story, and Alpharetta's first 14-story high rise.

Less exciting about the plan are the massive parking lot, parking deck, and randomly dropped in residential development on the west side.

Overall the plan is good and it will be interesting for the Alpharetta area. It's certainly not directed at your typical ITPer, but it's a step up from the suburban "family-oriented" stuff like the Avenue and stuff in East Cobb and Forsyth, it's more like something you'd see at Perimeter or Buckhead— unabashedly elitist and higher income, but done in style, à la Phipps Plaza.

The guy that presented it to the city council meeting in Alpharetta must have been prepped to present it like he was presenting it to a mixture of suburban snobs and rednecks, with racial undertones and smart comments about keeping the "low-rent" people out. Many people I talked to liked the plan but thought the guy was a prick.

Any one knows about the Volvo or Volkwagen ... that was supposed to be building HQ on the south side. Perhaps near the old Ford Plant?
