You would be making a big mistake to choose East Cobb over Ashford Park with the criteria you have selected. As others have said I would also look at a re modelled older home in the Montgomery district for the budget you have.

If you are interested in North Brookhaven/30319, I would recommend the Byrnwyck neighborhood. Lots of doctors live there. The homes are big, have open floorplans, and are within your price range. There is also a neighborhood pool with a swim team, something Ashford Park lacks. Added plus: single entrance, which adds to the security of the neighborhood. I hope to move to Byrnwyck one day when I am married with kids.

I am not really a fan of East Cobb. That said, I would choose Sibley Forest over Ashford Park due purely to asthetic reasons. Ashford Park has too many run-down ranches and chain-link fences. It is an ugly neighborhood, compared to Sibley Forest, which is a breathtakingly beautiful neighborhood. In addition, the elementary school sucks. Ashford Park is great for someone like me, a single 24-year-old professional. It is definitely the hot neighborhood for 20-somethings in Atlanta who don't want to live in a Buckhead apartment but still want to be close, and it does score a lot of coolness points for that. I would even recommend it for a young childless married couple who cannot afford Buckhead. But for a married couple with kids with 500k to drop, you can do better than Ashford Park, especially in 30319.

Agree. Ashford Park was one of several postwar neighborhoods built to accommodate the influx of WW II vets that were establishing careers and families in the late 40's and early 50's. The houses initially built in there were very modest (although if renovated, very cute and cottagey). The neighborhood is a mix of renovated (often with add-ons) and unrenovated original houses and some larger and newer infill houses and teardowns...a real hodge-podge compared to Sibley Forest or Byrnwick. And this is something to consider about the Ashford Park neighborhood: if you spend over $500K on a house in there, you are going to be at the very top end of the neighborhood price range...not an enviable position to be in if faced with resale.
In addition, I really think that the inaccessibility factor has been a bit overstated with regard to Sibley Forest. It's about as 'close-in' to town as Cobb County could offer you.

I think it is all perspective. I was spoiled by 15 minute, non-interstate commutes to work for so long when I first moved to Atlanta, that the additional 10 minutes it would take to get from I75 to Sibley Forest would be too much for me! Haha!

And Byrnwyck is a great suggestion, although it might be pushing your budget. If you drive through the neighborhood, be sure to make your first left and not drive straight in. First time I went through there I was unimpressed only because the neighborhood is laid out a bit oddly and I missed most of it by not taking that first turn.

Sibley Forest is a great neighborhood. I lived in Sope Creek district for many years and knew many families from there - visited for birthday parties, tennis matches, etc.

I would recommend looking at Old Paper Mill and maybe Ward Meade as well if you like Sibley Forest.

There are plenty of nice non-chain resaurants in East Cobb to choose from, mostly along Johnson Ferry and Upper Roswell.
