My husband and I are empty nesters (54 and 55) and are researching subdivisions in Gwinnett County and areas north of Atlanta. The 55+ subdivisions are not very appealing to us. We want to downsize (square footage between 2500-2800), but at the same time find a single family home in an exclusive neighborhood of QUALITY and Luxury (amenities and attractions)...one with a "WOW" effect. We are also open to condominiums. The saying "50 is the new 40" is definitely us.

Without knowing your price range and the type of area you like to live in it will be hard to suggest something. I know a lot of empty nesters that are going towards Lake Lanier, but the houses there are very expensive and it's pretty far from Atlanta. I guess it would depend on how close to the city you want to be and what type of things you like to do?

Depends of the price willing to spend on it.
I'd say, just from personal knowledge, Alpharetta has that 'Wow' factor. Beautiful area, bit congested though. They have townhouses there that are very nice. Almost resort looking.
Worth looking into.
